The following sections below explain the different steps of the offer phase, as well as the information needed to create a contract package. Each form within the package is outlined below. Please review this information and don't hesitate to contact us if you have any questions.  

Contact Us

Information Needed to Write Your Offer

Once you find the house of your dreams, it's time to make an offer and time is always of the essence. In order to make an offer, the following information/items will need to be provided to our Admin. You may email this information to admin@ringthedoorbell.net


  • Name(s) of buyer(s) as you would like them to appear on the contract. Please note that the name(s) must match your driver's license or government identification.
  • Current address(es) of the buyer(s)
  • Email address(es) of the buyer(s)
  • Offer Amount
  • Down Payment Amount (if applicable)
  • Loan type (for cash transactions, simply list cash)
  • Any special requests or contingencies you would like to include (for ex: closing cost assistance)
  • Proof of funds letter: For bank and hard money loans, a pre qualification letter will be required. For cash transactions, a proof of funds letter from  your bank along with bank statements are required.
  • Earnest Money Deposit (EMD) check: This is a deposit that signifies your seriousness in the purchase of your home. The typical amount is $500 or $1000. 

Forms

The following forms will be included in your offer package to review and sign.

  • REIN Contract: Outlines the terms/conditions of your offer
  • Real Estate Transfer Disclosure: Advises that property’s risk factors of crash and noise level in conjunction with any nearby military installations
  • Residential Property Disclosure Statement: Provides purchaser of any required disclosures
  • Consumer Disclosure Information Form (CDIF): Explains dispute resolution over a variety of issues that may arise in purchasing property. It advises that you mediate before you legislate.
  • Property Inspection Contingency Addendum (PICA) (if applicable): This form establishes that you are requesting a home inspection. It also gives you the option to do additional inspections (such as a land survey) at your own expense
  • Disclosure of Lead Based Paint (if applicable): Applicable for homes constructed prior to 1978 and advises that lead based paint may be present.
  • Buyer/Broker Form: Establishes a fiduciary relationship between the client(s) and agent
  • Condo Owners Association (COA) or Property Owners Association (POA) Acknowledgement (if applicable): 
  • Selling Firm Brokerage Fee Notice: (For agent signature only) establishes commission split between the two firms. Please note that in the state of Virginia, it is customary that the SELLER is responsible for the commission for both agents.
  • Property Inspection Contingency Removal Addendum (PICRA) (if applicable): If repairs are requested and an agreement is reach as to how to address the requests, this document will be completed to advise what repairs will be made or if no repairs will be made at all.
  • Condo Owners Association (COA) or Property Owners Association (POA) Receipt Form (if applicable):  A few weeks prior to closing, the Association(s) will forward the governing documents and miscellaneous information.

Seller's Forms

  • Listing Agreement: 
  • REIN Data Sheet: A form that will be used to create a listing for your home based on the information entered.
  • REB Disclosure Statement (DPOR) (if applicable):
  • Lead Based Paint Addendum (if applicable): Applicable for homes constructed prior to 1978 and advises that lead based paint may be present.
